1) What additional payments can I expect after purchasing on Simbithi Eco-Estate?
 
  • R10 000  debenture for Country Club membership (on first sale only)
  • R11 573 bulk sewerage connection fees (included in phase 2,3 & 4prices)
  • R6 555 bulk water connection fees (included in phase 2,3 & 4prices)
  • R10 000 approximate bond and conveyancing costs/attorneys fees
  • R5 000 levy stabilization fund

2) Why is there a Levy Stabilization Fund?
 
To build up a fund for further capital expenditure. This fund is managed by the Home Owners Association and is a mechanism to reduce the requirement for special levies on major expenditure projects.


3) Who pays electricity, water, rates, etc...?
 
Individual owners of property pay for private water/electricity and rates. Common property water/electricity is included in the monthly levy.


4) How much is the original levy, who is liable for it and when is first payment due?
 
R825 per month paid pro-rate from date of transfer by the registered owner of the property (or R775 if paid by Debit Order)


5) Who manages the running of the Estate?
 
The Simbithi Eco-Estate Home Owners Association Tel (032) 946 8360 Fax (032) 946 8377.

6) Who provides financing?
 
All the major banking institutions will fund a purchase on Simbithi Eco-Estate.


7) Estimated completion date of estate?
 
Approximately 3-5 years. All estate facilities and infrastructure will be completed within 3 years.


8) Are religious flags allowed to be displayed?
 
No flags are permitted as outlined in the Resident Conduct Rules.


9) What is the time period to commence building?
 
Within 2 years from the date of original transfer.


10) Who approves plans?
 
The Simbithi Eco-Estate design review committee consisting of the Estate Manager, Estate Building Control Manager and 2 consultant architects, plus landscaping officer when necessary.


11a) Which builders can be used?
 

Any builder can apply, but there is an approval process and criteria which must be met before acceptance.  Builders should not be appointed before they have been accredited. The Accredited Builders list is available from SEEHOA offices.

12) Are pets allowed?
 

Yes, a maximum of 2 dogs are allowed in the freestanding units or homes.  Unfortunately no cats are allowed so the birdlife is protected. No Rottweillers, pit bulls or Boer bulls are allowed.



13) Are there any building restrictions and guidelines?
